This investor was purchasing an off-market SFR to add to his rental portfolio. His initial lender was requiring a large down payment upon close. We used the ARV (after repair value) of the property versus the purchase price to allow the borrower to bring less cash at close. This property already had renters in place, and the investor plans to hold as a rental and refinance us out in next 6-9 months. The investor came to close with $10k and we provided a loan for 90% of the purchase price.

TURN KEY RENTAL PROPERTY
JEFFERSON CITY, MO

Our borrower needed an all cash offer to secure this off-market deal. We loaned 90% of the purchase price. The borrower is funding the repairs himself, and plans to pay us off in the next 5-8 months with cash he will receive from a different property. The investor plans to rent this home and hold as a long-term investment.


REHAB TO RENT PROPERTY JEFFERSON CITY, MO

We provided bridge financing for this borrower who was short ~$30k on the purchase of a commercial building that will house the relocation of his business. He provided the remaining cash needed to purchase and plans to pay us off or refinance in the next 7-9 months upon the completion and opening of his new space.

JEFFERSON CITY, MO




Minnow funded the purchase and rehab of this single family home. The borrower purchased off-market for ~$180k and it needed ~$50k in repairs. Borrower is planning on making 5 construction draws to complete the project, and selling in 4 months for $280k.

FIX & FLIP
MARYLAND HEIGHTS, MO

Minnow funded this loan in Collinsville, IL as a first time deal for a real estate investor who purchased it on market. Minimal upgrades and repairs were needed in order to resell for the ARV (after repair value). We funded 70% of the purchase and 100% of the construction costs for this investor – who plans to complete repairs and resell within 4 months.

FIX & FLIP
COLLINSVILLE, IL

A repeat client purchased this 8 unit property off-market and it needed ~$250k in rehab. Minnow funded 100% of the purchase and rehab and funded in less than 2 weeks. The investor is working on the rehab, stabilizing current tenants, then plans to re-finance with a long-term lender and add to his rental portfolio in the next 18 months.  

8 UNIT PURCHASE & REHAB CHESTERFIELD, MO

This property was purchased by an investor to rehab, rent and then hold in their long-term rental investment portfolio. Minnow provided 67% leveraged financing to the borrower, with a 12 month short term bridge loan. Investor is currently working on the repairs and tenant placement.

REHAB AND RENT TRIPLEX
 JEFFERSON CITY, MO

Minnow funded the purchase of this investment property to add to the borrower’s rental portfolio. Shortly after close, the current tenant approached the investor with an intent to purchase. Borrower’s initial term was a 12 month bridge loan, however we are expecting a quick pay-off on this deal.
